4727 NORTH LOWELL TRANSFORMATION BEGINS.......

Our next renovation project is under construction at 4727 North Lowell.  Located on the northwest side in the Mayfair Neighborhood, this area is east of our last several projects which were in the Portage Park neighborhood.  The small, brick Georgian style house will get a full renovation with a generous rear, two story addition.   Located on the southeast corner of Lowell and Leland Avenues, this house will get huge amounts of sunlight from three exposures.

The rear yard was overgrown and heavily wooded with numerous trees and shrubs, it was like a mini forest. The site was cleared with the trees and vegetation removed.  A clean site was prepared in order to do the excavation for the new addition and rear garage.

Demolition was completed down to the exterior brick shell and floor systems.  We retained the original wood front door and interior stair and handrail but little else remains from the house.

Some of the existing masonry walls, made from Chicago common brick will be cleaned and left exposed. This creates a rustic warmth and adds a unique modern feel.

Excavation was completed for the new foundation walls.  The new addition will have a crawl space with limited access.  During our small window of warmer weather last week, we were able to complete the concrete foundation walls and garage slab.  The concrete is curing and getting more compressive strength with every day that passes.   The wall will be back-filled with dirt and compacted.   Framing for the new addition will start in the first part of January.

 The masonry work has also been completed.  Some former windows were filled in and many new windows openings were added in the basement and the second floor for additional light.

A new five foot wide masonry pass-thru from the old house to the new addition.  An exposed steel beam was used as the lintel to support the brick at this transition. 

Work on the renovation / addition will continue throughout the winter months.  We are aiming at a mid April completion date for 4727 North Lowell.

Along with a new wood deck, these two elements will contribute to a great outdoor space suitable for relaxing or entertaining.  The remaining space between the deck and the garage will become a landscaped yard with a wood privacy fence....

FINAL FEW WEEKS TILL FINISHED

Our Mayfair Renovation project is quickly coming to an end.   Although our early Spring weather has not been great it has generally cooperated and allowed us to to finish many of the exterior items. The front porch and rear open deck are done.  For the front porch we used cedar deck boards and railings.  The front porch roof will be finished with a metal, standing seam roof in a dark gray color.   A dark gray roof shingle has been installed over the sloped roof areas of the old and new roofs.  A black soffit and gutter system will contrast with the gray siding and common brick of the original house.   The interior spaces are quickly taking shape.  A combination of batt and spray foam insulation was used in the exterior walls and cavities.  The 320 sheets of drywall have been hung, taped and sanded.  A white base coat has been applied to all walls and ceilings.    master bedroom The carpentry crew...
